FOR THE LENDER

Our offices are staffed with personnel with many years of experience closing various transactions. The staff is trained to resolve problems in a timely manner to ensure that any issues will not delay closing. We routinely resolve issues that arise with title defects, flood and hazard insurance and Homeowners Associations in a manner that is barely apparent, (we will always keep you informed), such matters even existed. We have worked with many lenders in all aspects of the lending process, whether commercial or residential, FHA, VA or Conventional (even reverse mortgages).

We feel we have a close relationship with our title insurance underwriters so that those issues are quickly resolved.

We take pride in our knowledge and compliance with RESPA and other regulations to ensure a good closing. However, we also take seriously the responsibly to quickly resolve any issues that may still arise after the transaction is closed.

We have a strong commitment to getting the job done quickly and correctly. We believe that is what you, the lender, need from a Closing Agent. Therefore, we are always trying to improve our service to even better fulfill your needs.

FOR THE AGENT

Real Estate Agents and REALTORS are the ones who put together a real estate transaction. We understand that and understand that when you recommend to your customer any service provider that you must feel that such recommend will provide the required service in a manner that makes you look good.

We will do that for you. We have pleasant facilities and staff. We go to great lengths to make everyone involved in the transaction comfortable. The staff will make sure everyone is kept up to date with the progress of the transaction leading up to the closing. Mr. Hieronymi will always take the time to explain things that may be a concern to the parties during the closing, while keeping the closing on tract to minimize the time required for everyone. He is willing to assist with explanations and suggestions along the way to help more people to get to the table sooner. This is a small practice and as such, Mr. Hieronymi has personal involvement in almost every transaction. His door is open to Agents with questions and always has the goal of getting the transaction closed in a correct and safe manner.

FOR THE SELLER

Normally, you will have a real estate agent to assist you in this process. However, that is not always true. Even if you do and have questions that you want answered by us or just need an update to ease your mind, please feel free to call. We will be happy to talk to you.

Generally, the Seller has very little to do in the process, (most of the preparation for closing involves the loan). However, the things required of the Seller are very important and must be done to complete the transaction. These things include providing information regarding your outstanding liens (mortgages), termite letter, Homeowners Association dues and contacts, tax identification numbers, marital status and the like. Expect that our offices will contact us regarding this information.

FOR THE BROKER

We have extensive experience with transactions that involve a Broker and a Lender, including "table funded" transactions. We understand that the relationship between the Parties is at delicate and that ALL Parties requirements must be complied with to close. We will work hard to ensure that the interface and possible overlap in each Parties' requirements are handled in a manner to get the transaction completed smoothly.

FOR THE BUYER

This is a complicated process, many different people will tell you many different things. We believe that we are here to help you sort through the process. That way all the pieces will come together with the least amount of stress to you. The people, (even our offices, who work in this industry do this every day and sometime we forget how confusing this is to you. We use industry lingo and think you understand or don't explain things well enough. It does not have to be that way, call or ask us if you have a question and we will try to help.

FOR THE SERVICE PROVIDER

Our offices generally does not order termite letters, surveys, hazard insurance, flood insurance, home inspections, radon inspections, and the like. However, we work to make sure your invoices are paid in a timely manner and help to resolve any issues that may arise.
